Why So Many Bangalore Construction Projects Run Over Budget

Almost every homeowner who has built in Bangalore has a version of the same story: the quoted price was reasonable, construction began, and somewhere around the halfway mark, the numbers stopped matching the estimate. By handover, the final bill was 20 to 40% higher than what was discussed at the start.

Where the overrun usually starts

The most common cause is not fraud, it is vagueness. Many contractors quote a per-square-foot rate without specifying exactly which materials, fittings, and finishes that rate includes. Cement quantity, steel grade, tile brand, sanitaryware quality — all of this gets settled later, after the client is already committed. Every one of those later conversations is an opportunity for the number to move upward.

A second driver is poor site-level coordination. When plumbing, electrical, and civil work are not sequenced properly, rework becomes routine — a wall gets built, then opened up again for a pipe that should have been laid first. Rework is expensive in both material and labour, and it rarely shows up as a single line item; it gets absorbed quietly into "miscellaneous" costs.

What a fixed, itemised contract actually protects you from

A lump-sum contract only protects you if the sum is genuinely fixed to a detailed specification — brand, grade, and quantity for every major material — rather than a vague per-square-foot figure with the details to be decided later. The specification is what turns a price into a promise.

This is the structure we use on every Kirtimukha project. The contract is priced against a detailed bill of quantities agreed before groundbreaking, so a change only happens if the client actively asks for one, and it is priced and approved before the work starts — not added to a bill at the end.

The other half of the problem: no one is watching the number in real time

Even a well-specified contract can drift if nobody is tracking spend against it as construction happens. Most independent contractors update clients informally, often only when asked. By the time a client notices a gap, it has usually already been spent.

We report progress and cost against the original bill of quantities on a running basis, so if something is trending off-budget, it surfaces while there is still a decision to make — not after the concrete has set.
